Waterproofing is critical on Atlantic Seaboard properties. The combination of winter rain, ocean spray, high humidity and the flat-roof construction common in contemporary Clifton and Camps Bay architecture creates significant waterproofing demands. Failures are costly — both in repair costs and in the disruption to high-value properties.
Flat Roofs and Balconies
Contemporary Atlantic Seaboard architecture favours flat roofs, roof terraces and large balconies — all of which are primary waterproofing risk areas. A quality waterproofing membrane system on these surfaces must be UV-stable, flexible and able to withstand foot traffic and the thermal cycling typical of Clifton's sun-baked conditions. Inspect all horizontal surfaces annually and repair any cracks or membrane failures before winter rain.
Window and Door Reveals
Window and door reveals are the most common water entry points on Atlantic Seaboard properties — the combination of wind-driven rain and ocean spray forces water into even small gaps in the sealant between frame and wall. Inspect all reveals annually, remove and replace any cracked or shrunken sealant, and ensure the new sealant bonds to both frame and plaster. Never paint over cracked or lifting sealant — replace it.
